Concrete for Sun Lakes Homes
Sun Lakes is an active adult community on the southeastern edge of Maricopa County, and its homeowners look for concrete contractors who understand both the HOAs and the people who live there. The 2020 census counted 14,868 residents with a median age of 73.6, and about 79.1% of residents were 65 or older. The community is organized into five country club communities, Oakwood, IronWood, Palo Verde, Cottonwood and Sun Lakes 1, under three homeowners associations.
HOA review comes first
With three associations covering five communities, rules on driveway width, color and finish can differ depending on which part of Sun Lakes you live in. Oakwood and IronWood are gated, Palo Verde and Cottonwood are partly gated, and Sun Lakes 1 is not. We provide a dimensioned plan and finish samples for the architectural review, and for gated areas we plan around gate access for the concrete truck and pump.
Homes from the 1970s to the 2000s
The Point2Homes summary of Census survey data lists Sun Lakes' median year built as 1991. About 14.5% of homes were built in the 1970s, 30.2% in the 1980s, 27.6% in the 1990s and 22.4% in the 2000s. About 88% are owner-occupied. The oldest flatwork here is approaching 50 years, and even the newer driveways are 20 years old.
Safety and comfort
For many Sun Lakes owners, the priority is getting around safely. Projects that fit those priorities:
- Walkway replacement where a lifted or sunken panel has created a trip edge
- Wider paths to fit a walker or wheelchair, with gentle slopes instead of steps where the grade allows
- Patio extensions with shade, poured flush with the door where possible
- Golf cart pads and widened driveways for cart parking
- Resurfacing worn driveways and patios that are still structurally sound
- Non-slip finishes that grip when wet, especially near pools and spas
We avoid quick fixes like grinding a ramp into a raised edge when a proper flush replacement is possible.
Bordered by Chandler
Sun Lakes sits at about 1,194 feet, with Chandler on its north and east sides and unincorporated Goodyear Village in Pinal County to the south. It is about 2.5 miles east of Interstate 10. As an unincorporated census-designated place, it is not under Chandler's permit office, so we check Maricopa County requirements for any work near the street, along with your HOA's rules.
Getting the truck to the lot
Sun Lakes lies about 2.5 miles east of Interstate 10 and roughly 25 miles southwest of downtown Phoenix, so ready-mix comes a fair distance. Gated sections add another step. We confirm gate access and the route to your lot ahead of time, book the truck for early morning, and keep it on the street for as short a time as possible. Where the pour is in a back yard with narrow side access, a pump line or wheelbarrows may be needed, and that goes in the estimate.
How the community filled in
Census counts show Sun Lakes growing from 1,925 residents in 1980 to 6,578 in 1990 and 11,936 in 2000, then leveling off at 14,868 by 2020. Housing units rose from 7,746 in 2000 to 10,222 in 2020. That history means a single street can mix 1980s driveways that are near the end of their life with 2000s slabs that only need sealing or a small repair. We look at each property on its own terms rather than assuming the whole street needs the same fix.
Seasonal owners
The 2020 census found 14.2% of Sun Lakes housing units vacant, and some of those are likely part-year homes. If you leave for the summer, we can do the work while you are gone and send progress photos.
