A Brand-New Town With 2000s Concrete
San Tan Valley became Arizona's newest town in 2025, but most of its concrete is close to 20 years old, and that is why homeowners here start looking for concrete contractors. Incorporation passed as Proposition 495 at an August 2025 election, and the county formally recognized the new town that September. The houses were there long before. Point2Homes, drawing on Census survey data, shows 60.5% of homes built from 2000 through 2009 and a median construction year of 2007.
What 2007 concrete looks like now
Wikipedia describes the area before 2000 as mostly undeveloped desert and farm fields, and it filled in fast once building started. Neighborhoods like Johnson Ranch, San Tan Heights, Pecan Creek South and Archer Meadows were built out in big phases. Production building at that speed tends to leave the same marks:
- Driveway panels that have dropped at the garage apron, where trench backfill for utilities settled
- Shrinkage cracks that ran past the control joints because the joints were cut late or spaced too far apart
- Small rear slabs, often barely wider than the sliding door
- Pool decks added later that have cracked where they meet the original patio
None of that means the house has a problem. It means the flatwork is at the age where repair and expansion projects pile up.
A town finding its permit process
With incorporation so recent, rules for things like right-of-way work are still settling between the new town and Pinal County. We do not guess. Before any project that touches the street or a public sidewalk, we confirm who issues the permit for your address and what they require. HOA rules also apply in most of these communities, and we can give you a dimensioned sketch for the architectural review.
Built for big households
Point2Homes shows 95.6% of San Tan Valley homes are detached single-family houses, and 82.2% are owner-occupied. Families here tend to want more paved space: a wider driveway for a third vehicle, a slab for a basketball hoop, a side pad for bikes and bins, and a patio big enough for a crowd. We size slabs for how you will use them and thicken the sections that carry vehicles.
Desert weather on the Pinal side
San Tan Valley's July mean high is 104.5 degrees, and average rainfall is about 8.67 inches a year. The San Tan Mountains Regional Park sits to the west. Summer pours start at first light. Each slab is pitched off the house toward yard drainage, and we keep slabs below the stucco weep screed so water and soil stay off the wall.
Planning a full backyard in stages
Most San Tan Valley owners do not pour everything at once. A common order is the patio extension first, then a side pad, then a pool deck when the budget allows. We draw the whole layout at the first visit, set the finished heights for each piece, and leave isolation joints and dowel locations where later slabs will tie in. That way the third pour lines up with the first, and water still drains the way it should across the yard.
Many names before one town
Before 2009 the area went by San Tan Heights, San Tan Foothills, Greater San Tan and the San Tan Area, and residents used Queen Creek mailing addresses, which caused confusion. A ZIP code of its own took effect on July 1, 2009. Incorporation attempts in 2004 and 2010 stalled over objections from neighboring Florence before the 2025 vote succeeded. For a concrete job, that history still matters: an address that says Queen Creek on old paperwork may not be in Queen Creek at all. We confirm the actual jurisdiction for your parcel before any work at the street. Call (480) 351-1697 to schedule a look.

San Tan Valley Questions
Who issues concrete permits in San Tan Valley now that it is a town?
Because the town only incorporated in late 2025, some duties are still moving over from Pinal County. Before any street or sidewalk work, we find out which office covers your address.
Why did my driveway sink near the garage?
On many 2000s homes, the soil in utility trenches near the garage was not compacted well and settled later. We cut out the low panels, recompact the base and pour new concrete.
Can you widen a driveway in Johnson Ranch or San Tan Heights?
Usually, with HOA approval. We give you a sketch for the review and tie the new concrete into the old with dowels.
