Working Inside Leisure World
Leisure World is a gated 55+ adult community, and concrete contractors working there follow a different process than in the city around it. It sits on an unincorporated county island in Maricopa County, surrounded by Mesa. According to Wikipedia, the homeowners association acts as a de facto local government, handling private security, road repairs, trash service, and building permits and code enforcement. For a concrete project, that means the HOA's process, not Mesa's, is the main one to follow.
The approval path
Before we schedule any pour in Leisure World:
1. We visit, measure and give you a written estimate with a simple dimensioned sketch 2. You submit the plan through the association's process for building approval 3. We arrange gate access for the crew, the concrete truck and any pump 4. We pour, cure and clean up, keeping streets and shared areas clear
The board has seven voter districts, each with an elected representative. Rules on finishes, colors and placement may be set community-wide, so ask the HOA office for its standards early.
Homes from the early 1970s
Wikipedia gives a founding year of 1972 in one place and an establishment year of 1973 in another. Either way, the first homes are now about 50 years old. The community covers about 0.93 square miles and has 2,664 homes: roughly 500 condominiums and more than 2,100 single-family homes. Older flatwork here commonly shows:
- Cracked and uneven walkways between the carport, the door and the street
- Patio slabs that have tilted or settled at the edges
- Carport floors with worn surfaces and stains
- Lips and trip edges where one panel has moved against another
Built for safe footing
In an age-restricted community, the goal for most projects is safe, easy walking. We replace heaved panels with flush ones rather than patching over the edge. We can widen walks for a walker or wheelchair, and replace a single step with a gentle slope where the grade allows. Broom finishes give grip when the surface is wet from irrigation or a storm.
Golf, courts and concrete
Leisure World has two golf courses, 16 pickleball courts and 10 tennis courts. Many residents keep a golf cart, and a cart parked on the same spot every night can mark or crack a thin slab. A widened carport slab or a dedicated cart pad, poured at full thickness on a compacted base, solves both.
Carports and patios under cover
Many Leisure World homes have carports and covered patios, and the concrete under a cover ages differently from a slab in full sun. Stains from oil and drips build up, and tilted panels can send water back toward the house. When we replace a carport slab, we slope it out from under the cover, place joints where they make sense around posts, and use a finish that is easy to sweep and wash.
Condos versus single-family homes
Of Leisure World's 2,664 homes, roughly 500 are condominiums and more than 2,100 are single-family houses, packed into about 0.93 square miles. For a condo, the walkway or patio outside your door may be the association's responsibility rather than yours, so check who owns that concrete before requesting a quote. For a single-family home, the plan still goes through the HOA's building approval, and we can supply the drawing.
Mesa climate
Leisure World sits at about 1,240 feet, in the same climate as east Mesa. Summer pours start early, and every slab is cured right after finishing.
